Step 1: Securing the Property

Once you’ve found a home you love, putting down one week’s rent as a holding deposit will typically take the property off the market. This ensures you get a fair shot at securing the tenancy while the necessary checks take place.

A standard security deposit is five weeks’ rent, which covers any potential damages or unpaid rent during your tenancy. Landlords may also request a pet premium—an increase in monthly rent for pet owners which typically ranges from £25-£50 per month, depending on the pet and the property. Step 2: HomeLet Referencing & Affordability Checks

To ensure tenants can comfortably afford their rent, landlords rely on tenant referencing. At Attewell Hardwicke & Leahy we use a third party company called Homelet. Previously, this process used the formula of 30 times the monthly rent = required annual net income (before tax) to determine affordability for all tenants on the contract.

However, HomeLet has now adopted a more refined approach—considering income vs. outgoings to ensure tenants can sustainably meet rental payments. Fortunately, in most cases, the updated method still yields similar affordability thresholds, meaning tenants aren’t caught off guard by drastic changes.

For example, if an apartment cost £1,000 a month in rent, both Mr and Mrs would need to be earning a combined salary of £30K. It doesn’t matter if Mrs is earning £20k and Mr is earning £10k – if the maths are mathing then that’s all that matters! 

We understand that discussing finances can sometimes feel awkward, but it’s important to be upfront and transparent. There’s nothing that will come as a surprise during this process and we’re committed to being kind, helpful, and understanding in all financial situations. Step 3: Contracts & Move-In Pack

Once your references are successfully completed, we will send your tenancy agreement via DocuSign, allowing all parties to review and sign electronically with ease. Alongside this, you’ll receive a pre-move-in letter detailing all necessary payments required before moving in—this includes your first month’s rent plus your deposit, minus the one week's rent that was paid at the start of the process.

On your move-in date, we will arrange to meet you at the property at a time of your choosing. We understand that moving can be extremely stressful, so we’ll work around you to ensure the process is as smooth and convenient as possible.

How to Save Money When Renting

Renting comes with several costs, but smart financial planning can help:

  • Budget wisely – Factor in rent, bills, contents insurance, and unexpected expenses before committing.
  • Moving costs – We have contact details for local van companies who we have even used ourselves in the past. They’re trustworthy and reasonably priced – please feel free to enquire and we would be happy to pass details across.
  • Reduce your energy costs – As the bill payer you’re within your right to choose your own supplier. Check comparison websites to find yourself the best deal. Remember to turn off lights, TV and other appliances if they’re not in use to save on any excess energy expenditure.
  • Consider location carefully – St Albans station parking can be costly, so factor in public transport routes or location to save where possible. Even moving slightly further away from the city centre and having a 30 minute walk can prove far more economical.
  • Keep your deposit safe – Stick to the tenancy agreement to ensure you receive your deposit back in full.
